Getting into the details of buying your first home such as your financial capabilities may be quite daunting. Thanks to the Central Provident Fund (CPF) housing grants, public housing is more affordable and accessible!

With the all-new Enhanced CPF Housing Grant (EHG), more flat buyers will benefit and it is simpler to qualify than the two older grants: Additional CPF Housing Grant (AHG) and Special CPF Housing Grant (SHG).

Why is this so?

Here are the key features of the three CPF Housing Grants:

Factors AHG SHG EHG

There are 4 key enhancements in housing grant for first-timers:

  1. Earning within the median monthly household income in Singapore is no longer a disadvantage. EHG’s income ceiling is increased to $9,000. Trivia: In 2018, the median monthly household income is $9,293.
  2. You can purchase a flat with a remaining lease of 20 years or more. This is encouraging for those who love old flats.
  3. You can buy a bigger house (4-room or bigger) that can accommodate your growing family in the future. More space, more choices!
  4. You can get access to dining, transportation, entertainment and other facilities in mature estates.
  5. Lastly, EHG offers a grant amount of up to $80,000. Families with lower household incomes will benefit the most from this enhancement.

What remains unchanged is that the higher your income, the lower your grant amount. For example, if you are earning $8,501 to $9,000, your grant amount is $5,000.

Buying your flat for the first-time is surely an exciting venture! You can buy your flat without an agent and save thousands of dollars which you can utilise for your home renovation.
