9 Things to Look out for When Buying an HDB Resale Flat

When it comes to buying an HDB resale flat, it is very important for buyers to inspect the flat they are buying to ensure that they are getting what they are paying for. However, this is easier said than done. Inspecting a flat requires skills and techniques too! But have no fear! We are going to share with you everything you have to look out for when buying a resale flat!

When considering to buy a resale flat, look out for:

  1. Can you get a loan? Loans are relatively easy to get for HDB flats. As long as you have a good credit rating, you should be able to obtain a loan. You may choose to apply for an HDB loan by submitting an HDB Loan Eligibility (HLE) application to check your eligibility and the maximum amount of loan you can get.

  2. Is the size sufficient? The size of the flat should be optimum for your family to stay in. If you have kids and are living with your in-laws or parents, you would want to get a flat which everyone is able to live in comfort and yet not pose a strain on your finances. So plan ahead!

  3. Is the price right? It is always good to compare prices of the flats around your potential unit to ensure you are buying a flat for the right price.   4. Leaking problem? Check for any leakages that may be coming from the level above, or you may risk incurring high renovation and repairing costs. Also, check the water pressure of the taps and shower hose by turning them on.

  5. Cracks? Ensure there are no cracks in the wall or it could lead to bigger problems in the future.

  6. Glaring sun? Look out for morning and evening sun. The last thing you want to end up with is a flat that is exposed to the full glare of the sun. Even though blinds and curtains help, the house would probably be stuffy and may lead to higher electricity bills to cool down the heat. However, if you have the sun shining into the kitchen, that’s good as it helps dry laundry faster.

If you are still feeling a little unsure, you can always hire an inspector from HDB to inspect your flat for you. Other than inspecting the flat, there are also some external factors to look out for:

  1. Noisy? Listen out for any noise pollution around the potential unit or you are going to end up with either a noisy neighbourhood or a self-proclaimed superstar living upstairs/around you.

  2. Bad neighbours? Spend a few minutes observing the surroundings for any abnormalities. Check if there are any O$P$ signs and paint splashes. The last thing you want to get you and your family in is living in a flat or next to a neighbour that is constantly harassed by loan sharks.

  3. Crime in the neighbourhood? Walk around the neighbourhood to see if the area is well lit in the evening, or walking home at night may be dangerous in the future. Despite the crime rate in Singapore being relatively low, it is always best to be safe than sorry, as after all, “low crime doesn’t mean no crime”.

Finding a perfect home is not easy, especially finding one that meets your demands and criteria. Your new home doesn’t have to be perfect like most people say, ‘If the price is right and I feel comfortable in it, that’s what matters most.’
